買頂樓加蓋的房子，怎麼算出合理價格？

許多人都喜歡頂樓加蓋的大空間，但是對於頂加應該加多少錢卻很困惑。雖然許多頂加都強調是舊違建，短期沒有被報拆的風險，但畢竟還是屬於違建的空間，如果真的要買，到底應該加多少錢才合理呢？

頂樓加蓋的房子有以下兩種合理價格計算方式：

一、將加蓋坪數當成1/3價計算：

這是一般比較常用的計算方式（有些人甚至把加蓋坪數當成1/2價計算，但我比較不建議）。如果你看的物件是公寓4樓+5樓頂加，若4樓的權狀坪數為30坪，行情為每坪27萬，5樓頂加坪數為20坪，則4樓+5樓頂加的合理價格推算為：

30坪×27萬 + (20坪×27萬)/3=990萬

二、比照同棟2樓的價格計算：

這是我自創較為安全的估算方式。雖然頂樓加蓋的使用坪數較大，但是畢竟頂樓加蓋還是違建，就算舊違建列管為「緩拆」，並非「不拆」，因此處理上還是保守點較好。
